Work Performed
In March of 2020, Clark Construction awarded Harbor Roofing and Contracting the contract for the installation of multiple building components for the new construction of the Baltimore Peninsula 2455 House Street project in Baltimore City. The project, which began in August of 2021 and spanned eleven months demonstrates the capabilities of Harbor as an ABC Greater Baltimore member.
The project kicked off with the installation of a below-grade waterproofing installation manufactured by Henry Company. Although the scope of work for waterproofing was relatively small, Harbor, in conjunction with our partners at Clark, was able to complete this work on time and prepare for the upcoming major components of the building.
In the fall, Harbor installed the membrane roofing system which was a Henry Company 790-11 hot fluid applied rubberized asphalt membrane. The roofing membrane as installed in protected configuration that is sometimes referred to colloquially as an IRMA (Inverted Roof Membrane Assembly) roof. Following the completion of the membrane, the roof was insulated to code with extruded polystyrene. Over this insulation Harbor installed an array of products, effectively ballasting the roof with their weight and providing a rooftop amenity space for the building occupants. The membrane was electronically leak tested by an independent third-party testing company prior to installation of the rooftop amenity spaces.
During construction, Harbor worked with Clark to provide a value engineered option for a hybrid pre-grown sedum mat and plug-planted green roofing system, providing the owner significant cost savings and easing the difficulty of installation.
At the perimeter of the building Harbor installed standing seam metal roofing panels. The installation of these panels posed a unique safety and access challenge. Harbor’s in house certified safety professional provided an OSHA approved fall protection system which allowed Harbor to perform this challenging work safely.
The special aspect of this project for Harbor is that Harbor did not only provide the roofing installation, which is common. Harbor installed many components of this rooftop amenity space, which will provide enjoyable space for the building’s occupants for years to come.
For starters, vegetative (green) roofing by Green Roof Outfitters was installed at multiple locations of the penthouse roof. Porcelain and concrete pavers (at mechanical areas for a safe workspace for maintenance personnel) were installed in an elevated configuration to allow for positive drainage. Synthetic turf was provided at an area of the amenity space to provide a unique aesthetic, and wood pavers and gravel ballast finished the space.
It is rather uncommon for one trade contractor to install the multitude of systems providing such a unique space. With over 10,000 man hours of labor performed on the project safety, Harbor and Clark were able to work together to provide for a successful finished product for the building owner on schedule.
As a footnote, Harbor also provided local business participation with respect to material suppliers and labor participation.
